I. How we service our Japanese clients and Major Japanese Corporate accounts.

  1. We normally begin communicating with prospective Japanese Clients/Corporate Human Resource Departments 1-3 months prior to their expected move in date.
  2. On an individual bases, we consult their all family requirements including school districts, family doctors, shopping environments, work commute and all other economic aspects of their housing environment. Further includes financial consulting of all their family investments, expenses and tax related issues while based in the Bayarea.
  3. In many cases, Japan Relocation will deal with client corporate Human Resources either locally or through their US or Japan Headquarters.
  4. Japan Relocation is NOT merely a REAL-ESTATE AGENT nor a BROKER.
    We are a Fully Dedicated Service Company from the Date Tenants Move in till they Vacate the Premise.
    We assist in all housing related services including utilities and other services that may possibly can provide for their living comfort.
  5. Our services primarily begin after allocating each clients to their desired housings. Our services are fully dedicated during their living in the Bayarea until they move back home.
  6. We visit each client houses on a constant basis to keep track of their housing comfort. public utility invoices checkups, most recent JRS Magazine distributions, provide furniture, check up on all housing conveniences, provide necessary information that will support better living in the Bayarea.
  7. Provide Holiday packages, Restaurant, Vacation Villa, Car lease, Insurance, Banking, Investments, Tax filings, Health Insurance/Medicare, Social Security, Doctors & Hospitals and many other information services that all support our client's comfort living.
  8. We take full responsibilities when tenants vacate and move back to Japan which includes Deposition of security deposits, closure of all utility accounts and social security follow-ups.
In many occasions, Japan Relocation Staff support child school interviews, Driver's License Applications and Tests, SSN applications and all other applications necessary for living in the US.

  1. Japan Relocation's Staff will on individual bases communicate intensively with property owners analyzing each property.
  2. Our marketing staff will promote to individual clients as well as to Japan Relocation's corporate clients based upon our marketing strategy.
    Our marketing tool includes Japan Relocation web promotion, Japan Relocation Monthly Rental Magazines (distributed to major Japanese Supermarkets, Doctors, Hospitals, Corporate HRs and individual clients), Real Estate Market distributions etc... Fess will differ on case by cases.
Property Management and Consulting Services.
  1. Manage residential properties for home owners.
  2. Consult property owners how they can maintain or achieve high quality houses thus gaining high quality tenants.
  3. Consult property investors from seeking houses to initial investments and its managements.
III. Residential Property Investment Management
 
  • Consultation on Residential Property Investments.
  • Set up, Manage and Operate Investment Funds or Partnerships.
